The
Legionnaires’ disease is not something to ignore and be complacent about. It
has affected a lot of households. In fact, there was a reported outbreak in the
United Kingdom in 2010 that had 359 people affected by such disease. The
leading cause of the disease, the Legionella bacteria, was found to live and
thrive in local cooling towers, showers, spas, heating and cooling systems,
artificial water systems, and other types of water systems.
If you are a
landlord, you have a huge responsibility in making sure that the Legionella
bacteria will not be able to thrive in your building. Actually, you are
required to do Legionella risk assessment especially if you are in the UK, every
now and then to make sure the health and safety of your tenants are not jeopardized
by the presence of the bacteria in your properties.
As a landlord,
you are required to carry out regular testing of all water systems as required
by the health and safety legislations. Also, you can perform certain measures
to minimize the risk of having Legionella bacteria in the property such as
setting the controls of the water heating system to make sure the hot water is
heated and stored at 60°C. It is also recommended to
flush out water system regularly especially if the property has not been occupied
for a long time.
There are
a lot more measures that you can implement to ensure your property is free of
any bacteria. Doing this will also save you some trouble in cases of any
outbreak.
